RNL, in association with Shears+Leese, was commissioned to design a mixed-use facility incorporating ground level retail space, six levels of parking and three levels of residential lofts. The garage component provides parking for an adjacent Historic Landmark office building and presented a major design challenge: creating a structure fitting of the neighborhood’s historic character. The design uses a combination of materials and detailing that complement the adjacent brick commercial and warehouse buildings, and reduces the impact of the large garage program by “sandwiching” it between ground floor retail and mid-rise residential floors.
The post-tensioned concrete structure accommodates approximately 200 cars. The 18 luxury residential loft units feature terraces and balconies providing tremendous views of the Rocky Mountain Front Range. Loft floor plans vary from 1,100 sf to almost 2,300 sf and feature 11 to 13 foot ceilings, granite kitchen countertops and five-piece bathrooms. The ground level retail space, which accommodates a single up-scale restaurant, also provides high ceilings and large windows which open to sidewalk dining areas and facilitate the integration of this new structure into its historic urban surrounding.
