RNL was selected to design this mixed-use parking facility in Denver’s Cherry Creek neighborhood. The new facility occupies a former parking lot for the Sears Roebuck Company, one of the very first retailers in this thriving retail/commercial district. The project was designed to address future parking needs for the shopping district, the neighborhood, Sears, and the balance of the Sears Master Plan development.

The new facility provides 450 parking spaces on five levels and a basement. Approximately 16,000 sf of street-level retail buffers the parking from the street and extends the pedestrian scale and character of the urban streetscape that is a central feature of the neighborhood. The upper levels of the structure step back to further minimize the scale of the building and maximize daylight exposure on the street. The upper levels also provide additional area for office space.

Brick, native stone, several types of glass and open metal grilles are dynamically composed on the exterior facades, reflecting the progressive nature of Cherry Creek and suggesting a direction for future development.
