1755 Blake is a new five-story office building with retail at the ground level. It is the first component of reactivating a street which links the ballpark, Market Street Station and the 16th Street Mall. In keeping with the intent of the Lower Downtown Denver Design Guidelines (LDDG), this new Class A office building is a contemporary structure with the scale and character of lower downtown Denver.

Entry to retail occurs along the sidewalks at ground level, while parking is accommodated in a two-and-a-half level garage below grade. The building is made up of an efficient office envelope of open floor plates and a central core, set back from the property lines creating a first exterior layer. Simple in its rectangular shape, this layer has been pulled back at the corner and adjacent to the existing historic building so as not to compete to the relating mass. In addition, this layer undulates at the ground level to activate and define the experience of the building above. A second exterior layer is of the material, scale and character of surrounding buildings. It sits in front of the office envelope along the property boundary, and defines the street edge. This expression includes stone detailing, balconies and punched windows, activating the facade to the pedestrian street level.
