RNL was selected to design the renovation of an existing one-story building to create a special ‘accelerator’ building for growing companies. The vision for the project creates a transitional facility for emerging biotech companies that have outgrown the existing incubator lab and office building, yet need to retain their ties to the research campus. The facility’s unique location allows tenants to leverage both a presence on the Fitzsimons campus, along with a high visibility address and corporate identity on the soon to be completed Fitzsimons Parkway, which will link the site with the two major streets bounding the campus.

The design provides a new high profile entry and lobby, restrooms, and lunch patio, as well as enhanced landscape and HVAC utilities renovation. The interior space is left in a shell condition ready for tenant improvement, and equipped to support either office or lab occupancy through the re-use of the existing air handling systems and robust electrical power. The building is within walking distance of both the existing Bioscience Center Park incubator building and the Health Sciences Center and Hospital, allowing young companies to continue or create university relationships while developing an individual presence.
