In acknowledgement to the heritage of old Dubai, the “Old Town” development reflects the more traditional “Bastakia”-type buildings associated with the historic buildings clustered around Dubai Creek. It is an effort to acknowledge the rich architectural heritage of the region as a counterpoint to the more contemporary high-rise residential towers within the overall Burj Dubai Master Plan development.
The Bastakia-type buildings are lower-rise, simple building forms that are a design product of the culture and the influences of a very hot climate. The dominant building form is the wind tower; an example of an environmental approach to providing cooling by natural means within the buildings. Around the wind towers, other features such as courtyards, verandahs, balconies, and traditional detailing, provide a rich, but subtle embellishment to the architectural character.
The townscape provides much of the overall character, where narrow roads and walkways provide an interesting and somewhat whimsical pattern between the buildings and walled courtyards. The living units vary from small one-bedroom units, to two-bedroom units, three-bedroom units, to penthouse/townhouses. The units vary from 635 sf to 2400 sf.
