Medici Properties LLC in partnership with RNL was selected by the Aurora Redevelopment Authority to plan and design an arts district-themed revitalization of “Original Aurora.” Original Aurora is an area centered around East Colfax between the streets of Dayton and Florence. Its focal point is Fletcher Plaza, the adjacent Fox Theater and the new Martin Luther King Library.

The Medici/RNL team designed a mixed-use residential/retail/arts district for the area as part of the overall redevelopment, which includes a new library and police substation, the expansion and improvement of Fletcher Plaza, and the renovation of the Fox Theater. The Medici/RNL Plan includes 220 loft-style affordable housing units and over 15,000 sf of new street level retail and restaurants. The overall arts theme of the redevelopment is carried throughout with outdoor street art, community spaces and markets.

There are two phases to the project. Phase I consists of 100 rental units (50/50 one and two bedrooms) with a commercial retail/office building (20,000 sf) which includes a surface parking lot. Phase II consists of 150 rental units (75/75 one and two bedrooms).
