RNL was selected for the design of the first ground-up high-rise loft project constructed within the new B-7 guidelines for the Lower Downtown Denver Historic District. Situated among existing historical structures, Palace Lofts maximizes the best combination of spectacular Rocky Mountain and Denver skyline views, while blending with the surrounding neighborhood in mass, height and architectural detail.
The 10-story structure features 134 loft units ranging in size from 1,000 to 3,000 sf complete with hardwood floors and fully finished kitchens and bathrooms. Owners have options to add or individualize other interior elements. The building also offers 204 covered parking spaces.
In addition to the contextual response, another key challenge for this project was the need to compliment the street front presence of such successful neighbors as Larimer Square, Writer’s Square and the 16th Street Mall. This is accomplished through the three different graduating colors of exterior concrete and masonry, along with the gradual stepping back of levels which recede both horizontally and vertically from the street to the penthouse level.
